From UK DHSC

The government’s 10 Year Infrastructure Strategy commits at least £64 billion over the next decade to maintain the health estate, with NHS allocations protected in real terms until 2035.

Within this, a £6.75 billion Estates Safety Fund (equivalent to £750 million per year over 9 years) will address critical infrastructure and safety risks in NHS hospital buildings. More detail on this is available in the NHS England Capital guidance 2026 to 2027 to 2029 to 2030.

The Estates Safety Fund will invest in a range of important building safety works, including:

fixes to leaking roofs

upgrades to faulty electrical wiring

addressing fire safety requirements

new air handling units

other schemes identified by NHS trusts as local priorities

It will support works in a range of different types of facility, including maternity and neonatal, mental health and urgent and emergency care.

This publication sets out the funding that has so far been allocated to NHS trusts through the Estates Safety Fund between the financial years 2026 to 2027 and 2029 to 2030 and the facilities in scope. Funding allocations will be updated as additional schemes are approved.

Of these projects:

more than £32 million will be spent on projects that include improving cooling and ventilation, helping hospitals cope with extreme heat as well as winter pressures

more than £125 million will be spent on projects relating to maternity and neonatal services

These projects were identified from the full Estates Safety Fund list of approved schemes using a keyword search of both the scheme name and scheme description. A scheme was included where either field contained at least one relevant search term. Search results were subsequently reviewed manually. Some schemes were excluded where professional judgement determined that the scheme description was not sufficiently relevant, despite containing a search term.
